When David and Eve planned to build their dream home they could retire to, they chose the West Country capital city of Exeter as their ideal location. Just half an hour's drive from the Jurassic coast and the rolling moorland of Dartmoor National Park, the cathedral city offers virtually everything you could hope for – a vibrant centre with restaurants, street cafes and an eclectic mix of shops, along with an historic Quayside and canal linked to the beautiful River Exe estuary. "We sought out a quiet, mature, established address and looked for a house on a good-size private plot that we could knock down and a build a new home to our own design and specification." The seven year 'Grand Design' project, which is on the market for £2,500,000, resulted in this stunning individual property in one of Exeter's most sought-after addresses, on the edge of the city's beautiful University campus. 'Lyndhurst' stands on a very private plot approaching half an acre, within twenty minutes or so, walk of the city centre and even closer to the mainline railway station, which can take you to London Paddington in a little over two hours. The 4700 square foot property has been designed with generous living space very much to the fore, with an impressive atrium reception hall and fabulous state of the art kitchen / dining / conservatory which opens out to the large sun-terrace at the rear. The living room measures 28'4" x 19'6" with a feature double-sided fireplace with Firebelly wood burner. All bedrooms and en-suites are fitted with ceiling speakers so residents and / or their guests can enjoy soothing sounds while relaxing. The ceramic tiles in the bathrooms and WCs are Villeroy & Bosh, and there is underfloor heating throughout. Outside the South-facing garden measures around a third of an acre and incudes a fabulous solid oak gazebo with power and lighting. The garden is mainly laid to lawn, with the Italian-style terrace directly adjoining the rear of the property. There is also a double garage and large shed / workshop. "We are, in many ways, reluctant sellers but despite the years of effort we put into the project we have decided that the pull of friends and familiar surroundings where we currently live was just too compelling so we decided to stay in our current home, says 71 year old David. "Our experience building from the design and specification to the quality of craftsmanship in the construction and finishing helped is create what we believe will be a fine home for the new owner – we think one of the best, if not the best new home in the city." "The house was built for us and not with a sale at all in mind, but having decided to sell, we have taken our agent's advice in thinking like a new homes developer by offering a choice of incentives that we feel might appeal to buyers in this price range. Stamp duty itself at this level is a substantial consideration and one that neither Seller or Buyer sees any benefit from. If a cash buyer comes along we have taken the 7% 'tax' they would otherwise have to find, out of the equation. Equally, we recognise that buyers in this bracket, particularly those looking to relocate to this beautiful part of the country from elsewhere in the UK, may have to sell a property before they can buy, so as an alternative to the Stamp Duty saving, we are happy to consider taking another property in part exchange. And to "sweeten" the deal and also a bit of fun to help enjoy the trips to the moors, coast, marinas or trips to village pubs or magnificent Devon countryside, we have decided to include a Morgan". Lyndhurst is on the market with national award-winning agency Wilkinson Grant & Company. For further details or to arrange a viewing, contact them on 01392 427500 or visit www.wilkinsongrant.co.uk
