Warning over proposals for 185 properties to the east of Crediton

THE details of a planning application which could see 185 new homes built to the east of Crediton will need careful consideration, according to local residents. Waddeton Park Ltd introduced its development proposal for land at Wellparks at a public exhibition held at the Congregational Church, Crediton recently. The company is working towards an outline planning application for a mixed use development which could see 185 dwellings together with 1.935 square metres allocated for employment space. A proposed public open space would include ecological areas, play areas and attenuation ponds. New streets, footpaths and a network of cycle paths will also be part of the plans. District, Town and County Councillor Nick Way said that while Crediton is in need of more housing, Waddeton Park Ltd's plans will need some consideration. He said: "We've got to consider the detail. We need housing in Crediton and it is the right side of the town for access, but the density of the homes needs to be considered. "I know there are some people concerned about it, and affordable housing is a concern." Details for the planning application include a mix of open market and affordable family homes which the developers say would include rental properties, shared ownership as well as self-build opportunities. The company, which is working with the Downes Estate, says its master plan approach is to work with the existing characteristics of the site and its setting to create a high quality scheme respecting the character of Wellparks. It says the proposals will allow for generous areas of open space. Waddeton Park also says that the quality of the environment provides a great foundation to create a highly sustainable scheme with an attractive and distinctive identity. Speaking on behalf of Sustainable Crediton, Gerald Conyngham said the development proposal is appropriate for Wellparks but it is important that the look of the proposed housing fits within the environment. He said: "We believe this is an appropriate site on which to build houses, with good links to public transport including buses and the railway station. We support the proposal to construct a pedestrian cycle path into Crediton and to give residents a voucher to buy a bicycle. "We hope that at the next stage of house design the opportunity is taken to make the houses as low carbon as possible, which is an increasing wish of house buyers. "It is important that the look of the houses fits with the environment, and the implications for community services, such as schools and local surgeries, also need to be considered."
